People who build their own houses often have a question: a brick and concrete structure can be built for just over a thousand square meters, while a light steel villa costs over a thousand or even two thousand. In theory, steel is not much more expensive than bricks and cement, but why is the total price actually higher? This question has been asked by many people, but the answer is not related to the unit price of materials.

Light steel and heavy steel are not the same thing

First, clarify a concept that is easily confused. The term 'lightweight steel structure' actually covers two completely different logical systems in the industry. One type is the portal frame, which is used for large-span buildings such as industrial plants, logistics warehouses, and sports venues. The components have large cross-sections and load-bearing capacity, and the design core is the span, load, and support system. Another type is the light steel keel residential system, which is used for self built villas and low rise residences. The components are lightweight and rely on ribbed keels and structural plates to form a cohesive force. The material specifications, design logic, and construction methods of the two are completely different. Mixing them up to compare prices is not in the same reference frame.

Where is the difference in cost, not in the steel itself

The comprehensive cost of light steel villas is higher than that of brick and concrete, and there are several reasons for this. One reason is that the foundation requirements are different. Light steel buildings have a light weight, but the foundation needs to be uniformly stressed as a whole, and the treatment method is different from brick and concrete. The second is that the enclosure system is more complex. The walls of light steel residential buildings need to integrate multiple layers of insulation, sound insulation, moisture resistance, and fire resistance, rather than just building a brick. Thirdly, the supporting system has a high degree of integration. Water and electricity pipelines need to be pre embedded in the keel cavity, and door and window openings need to be accurately reserved. The construction accuracy requirement is higher than that of brick and concrete. The fourth is labor and machinery. Prefabrication and on-site assembly in light steel component factories require professional teams and lifting equipment, while the labor threshold for brick and concrete construction is much lower. The sum of these costs is the true difference in cost.

How does it feel to live here

Leaving aside structural safety, homeowners of self built houses are most concerned about the actual living experience. The wall cavity structure of light steel residential buildings usually has better thermal insulation performance than traditional brick walls, with warm winters and cool summers, and lower air conditioning energy consumption. In terms of sound insulation, after filling the wall with sound insulation materials, the effect is not worse than that of brick and concrete, but the premise is that the filling is in place and the node sealing is done well. If we cut corners, the sound insulation will be significantly discounted. As for whether it is stuffy or not, the key depends on ventilation design and moisture-proof treatment, and has little to do with the structural form itself.

Fire and corrosion prevention are the key factors determining lifespan

The real weakness of light steel buildings lies in fire prevention and anti-corrosion. Steel itself is non flammable, but its strength will sharply decrease at high temperatures, so the fire prevention treatment of light steel residential buildings must be in place - keel fireproof coating, wall fireproof board, and node sealing, none of which can be saved. In terms of corrosion prevention, light steel components are usually galvanized when they leave the factory, but secondary corrosion prevention is required for on-site cutting and welding parts, otherwise corrosion will spread from the incision after a few years. Many projects save money in these two stages, but end up paying a greater price a few years later.

Choose light steel or brick concrete, based on demand rather than unit price

The brick concrete structure is mature, low-cost, and has a large construction team, making it suitable for ordinary self built houses with limited budgets and a pursuit of stability. The advantages of light steel structure lie in its light weight, fast construction, good seismic performance, and flexible spatial layout, making it suitable for projects that require living quality or have limited foundation conditions. There is no absolute superiority or inferiority between the two, it depends on your budget, land conditions, and living needs. Simply comparing the cost per square meter can easily overlook the full lifecycle cost and actual living experience.
